Water Damage and Mold Removal in Edison, NJ

Edison is big, mostly flat and mostly built after the war: split-levels with basements, garden apartments off Route 1 and Route 27, and a protected swamp in the middle of town. What goes wrong with water depends a lot on which part you live in.

Water Damage Restoration in Edison, Section by Section

Edison is made up of older sections with their own names, such as Menlo Park, Clara Barton, Oak Tree and Stelton. The water problems change from one to the next.

01

North Edison and Oak Tree: Basements and Sump Pumps

North Edison and the Oak Tree area take in a lot of single-family streets, and many of those houses have basements. In a basement the water usually comes from the ground: seepage at the joint where the wall meets the floor, a sump pump that can't keep up in a long rain, a window well that fills. If it happens every big storm, basement waterproofing in Edison, NJ, is the long-term answer. See basement waterproofing and sump pumps.

02

Menlo Park and Route 1: Garden Apartments

Around Menlo Park Mall, which opened on Route 1 and Parsonage Road in 1959, and along the Route 1 corridor, a lot of people live in two- and three-story garden-apartment buildings. In those, the first floor rarely floods from outside. The trouble is the unit upstairs: a washing machine hose, a toilet supply line or a water heater on the second floor sends water through the ceiling below. See water damage restoration.

03

Clara Barton, Bonhamtown and Raritan Center

Edison's southern side runs down toward the Raritan River. Raritan Center, the largest industrial park east of the Mississippi, and the New Jersey Convention and Exposition Center sit on this side. Lower ground near the river and its creeks is where Edison's flood-zone questions come up. Check your address on FEMA's map before you assume either way, and see storm and flood damage.

04

Stelton and New Durham, Near Piscataway and Highland Park

The western sections border Piscataway and Highland Park, and part of Rutgers' Livingston campus reaches into Edison. In any older house, a basement finished decades ago can hide a slow leak behind the paneling until the carpet starts to smell.

05

The Dismal Swamp and Roosevelt Park

In the middle of town, the Dismal Swamp is a preserved wetland that Edison shares with Metuchen and South Plainfield, and Roosevelt Park covers 196 acres with an 8-acre lake. Low, wet ground like this can keep the water table high in the streets around it, which shows up as damp basements and musty smells rather than dramatic flooding.

02

Mold Removal in Edison, NJ: Basements, Bathrooms and Home Sales

Mold in an Edison home usually starts in three places: a basement that stays damp all summer, a bathroom without a working exhaust fan, and a wall where a leak was mopped up but never dried inside.

Small spots on a hard surface can be cleaned. Anything larger, anything on drywall or insulation, or anything that keeps coming back needs mold remediation in Edison, NJ, done properly: the moisture source fixed first, the area contained, damaged materials removed, and the space dried and checked. See mold remediation, black mold removal and basement and attic mold.

Mold Testing in Edison, NJ, Before a Closing

New Jersey's seller disclosure form asks whether the seller knows of mold. Buyers' home inspectors often flag it in attics and basements. Testing is worth it when there's a smell but nothing visible, after a leak inside a wall, or when a buyer and seller disagree about what's there. When the mold is plain to see, the money is better spent on removing it. See mold inspection and testing.

03

Fire and Smoke Damage in Edison's Apartment Buildings

In a garden-apartment building, a fire in one unit rarely stays there. Smoke rides the attic and the hallways into units that never burned, and the hose water used to put the fire out runs down into the units below.

That's what happened on Sunday, March 30, 2025, when a three-alarm fire hit a 36-unit building at Millbrook Village Apartments on Vista Drive. News 12 New Jersey reported that it started on the ground level and raced up to the second floor, that more than 70 people were displaced, and that eight units were destroyed and eight more badly damaged. Two people had smoke inhalation and minor burns.

If your unit is one of the "less damaged" ones after a fire like that, it still needs a proper check for soot, smoke odor and water in the walls. Fire damage restoration in Edison, NJ, follows the same steps as anywhere: board-up, water out, burned materials removed, soot cleaned by type, odor treated and checked. See fire damage restoration.

Edison and the Rest of Middlesex County

Edison sits in the middle of the county's road network. The New Jersey Turnpike has its Exit 10 here, Interstate 287 ends at the Turnpike in Edison, and U.S. Route 1, Route 27 and Route 440 all run through town. Metuchen, a separate borough carved out of Edison in 1900, sits in its middle.

Edison's ZIP codes are 08817, 08820 and 08837. Its neighbors include Highland Park, New Brunswick, Piscataway, Sayreville, South Plainfield and Woodbridge in Middlesex County, and Clark, Plainfield and Scotch Plains in Union County. Nearby town pages: Woodbridge and New Brunswick. For the rest of the county, see the Middlesex County service area.

06

Edison Pages That Aren't Really About Edison

Plenty of pages target Edison without saying much about it. One restoration office's Edison water page leaves Edison off its own list of the towns it serves. A national franchise's Edison page uses a kitchen in Florida as its only example of local work, and promises an arrival time no one can promise for every call. Neither proves poor work, but it's a reason to ask questions before anyone starts.

Water Damage in Edison, NJ, After the December 2024 Woodbridge Avenue Main Break

About this example. Undercroft Restoration connects callers with independent companies and doesn't publish their customers' jobs. This is an illustrative example, not a record of a real job, with no real address. It's set during a real event: the water main break of December 26, 2024, as reported by ABC7 New York. The reports describe no injuries.

What happened

Around midnight, a 20-inch water main broke at 2505 Woodbridge Avenue. Roughly 20,000 customers along Woodbridge Avenue and Route 27, and up toward Talmadge Road in the center and north of town, were left with little or no water pressure. A boil water advisory went out as a precaution. The township opened the Edison Senior Center's restrooms into the night and handed out bottled water at two firehouses, on Plainfield Avenue and on Route 27.

The house

Picture a split-level near Route 27. The family boils water for two days and gets on with the holidays. When full pressure comes back, nobody thinks to look at the basement.

What goes wrong

Pressure that drops and returns can find a weak spot. In this example it's an old braided hose on the washing machine in the basement laundry corner. It starts to drip after the water comes back on, slowly, behind the machine. A week later there's a soft spot in the paneling and a musty smell.

What a proper job looks like

The water is shut off at the machine and the hose replaced. The crew maps the wet area with a moisture meter, which shows the water has wicked into the bottom of the paneling and the carpet pad. They pull the pad and cut the bottom of the wall to dry the cavity behind it, run dehumidifiers and air movers, and take readings each day until the materials are dry. The owner photographs everything for the insurer.

The lesson

After a main break or a boil advisory, check your fittings, water heater and appliance hoses once pressure returns, before a small drip turns into a mold job.

Questions

Questions From Edison Residents

Still have a question?

Calls answered 24/7. Pick the number for your problem, then say your town and what happened.

Is my part of Edison in a flood zone?

Some lower ground near the Raritan River and its creeks may be. Most of the township isn't. Check your exact address on FEMA's Flood Map Service Center.

What should I check after a water main break or boil advisory?

Once pressure returns, look at the fittings under sinks, the water heater, the washing machine hoses and the fridge line. Run each tap for a few minutes. If anything drips, shut it off and photograph it.

Who supplies my water in Edison?

It depends on the street, because more than one supplier serves the township. The name is on your water bill, and that's who to call about a main, a meter or low pressure.

I rent in a garden apartment and water is coming from upstairs. What first?

Tell the super or management right away, in writing if you can, so they can shut off the water upstairs. Photograph your ceiling and belongings, move what you can, stay out from under a sagging ceiling, then call (201) 409-9820.

Do you serve 08817, 08820 and 08837?

Yes. Calls from every part of Edison are connected with a company that serves the township.

Is Metuchen covered too?

Yes. Metuchen is its own borough, but calls from there are connected the same way. It's on the Middlesex County list.

Does Edison require a permit to replace water-damaged drywall?

In a one- or two-family home, replacing a small share of the wall area usually counts as ordinary repair under state construction rules. For bigger jobs, or in an apartment building, ask the township's construction office first.

Can I get help on a Sunday night?

Yes. Calls are answered 24/7, including Sunday nights and holidays.

Should I test for mold before I sell my Edison house?

Only if there's a reason: a smell, an old leak inside a wall, or a buyer asking. If the mold is visible, fixing it does more for the sale than a lab report.

After an apartment fire, does renters insurance cover my things?

Renters policies usually cover your belongings and extra living costs after a fire, including smoke and water damage. Your landlord's policy covers the building. Read your policy, and see insurance claims help. This isn't legal or insurance advice.
