Water Damage in Woodbridge, NJ: Floods, Leaks and Mold

Woodbridge has water on three sides and brooks running through the middle. Whether you get tidal flooding, a brook over its banks or a leak from the unit upstairs depends a lot on which of its ten sections you live in.

Woodbridge Water Damage, Section by Section

Woodbridge Township is really ten communities: Avenel, Colonia, Fords, Hopelawn, Iselin, Keasbey, Menlo Park Terrace, Port Reading, Sewaren and Woodbridge Proper. The Arthur Kill runs along the east, the Raritan along the south and the Rahway River to the north, and some developed land sits as little as five feet above sea level. About 19 percent of the township is in FEMA flood hazard areas.

01

Sewaren and Port Reading on the Arthur Kill

These two sections face the tidal Arthur Kill, across the water from Staten Island. They have a long history of tidal flooding: when a nor'easter lines up with high tide, water comes up the shore and the low streets near it. Port Reading Avenue near Trinity Lane is a spot that has had to close in a nor'easter at high tide. See storm and flood damage.

02

Keasbey and Fords Along the Raritan

To the south, Keasbey and Fords sit along the tidal Raritan, where the Driscoll Bridge carries the Garden State Parkway and the Edison Bridge carries Route 9 across to Sayreville. Tidal flooding along the Raritan in Keasbey is part of the township's flood record.

03

Woodbridge Proper and the Woodbridge River

In Woodbridge Proper, the Woodbridge River is tidal too, and the land around it was salt marsh on a map from 1770. During Sandy in October 2012, the Watson-Crampton neighborhood beside the river was one of the hardest hit, with water described as a "tsunami-like water wall." Since then the township has used state buyout money to buy and demolish homes in the flood hazard areas, with the plan to let the land return to floodplain forest.

04

Heards Brook and Wedgewood Brook: Floods That Can Last for Days

Heards Brook runs east through the middle of town for almost two miles, and it and Wedgewood Brook feed the Woodbridge River. During Sandy, the creek at Heards Brook's mouth reached a high-water mark of 12 feet. In a long nor'easter, high tide and heavy rain arrive together, the water has nowhere to go, and flooding along the river and these brooks can last for days before it drops. Heards Brook Park, in the center of town, sits along this water.

05

The North Side: Pumpkin Patch Brook and the South Branch Rahway River

In the north of the township, flooding is mostly from runoff, not tide. Pumpkin Patch Brook flows north out of Woodbridge into Clark, and the South Branch of the Rahway River, which starts at the lake in Edison's Roosevelt Park, runs north through the township toward Rahway. Woodbridge's streams are described as having a "high flow, flashy nature": so much of the land around them is paved that they rise fast in a downpour.

06

Iselin, Menlo Park Terrace and Hopelawn: Basements and Sump Pumps

Away from the rivers and brooks, Woodbridge's water problems move indoors. Basements take water at the floor joint in long rains, sump pumps fail when they're needed most, and older block walls seep. If that's your house every storm, basement waterproofing in Woodbridge, NJ, fixes the source instead of the symptom. See basement waterproofing and sump pumps, on their own number: (201) 377-3819.

02

Water Damage in Woodbridge After Sandy and Ida

Woodbridge has a written record of what big storms do here.

  • Sandy, October 2012: tidal surge along the Arthur Kill, the Raritan and the Woodbridge River, with Watson-Crampton among the hardest-hit neighborhoods.
  • Ida, September 1 and 2, 2021: a rain flood, not a tidal one. Woodbridge was among the New Jersey towns with notable flooding, along with Carteret and Perth Amboy.
  • September 29, 2023: heavy rain flooded Parker Press Park and set off flash flooding across the state. The storm is the example further down this page.

The difference matters for cleanup and for insurance. Flood cleanup in Woodbridge after tidal or river water is a Category 3 job: everything the floodwater touched gets cleaned and disinfected, and porous materials come out. A standard homeowners policy usually doesn't cover water that comes in from outside; that takes a separate flood policy. See insurance claims help.

03

Mold Remediation in Woodbridge, NJ, After Floodwater and Humid Summers

Mold follows water. After a flood, anything that stayed wet for more than a day or two (drywall, insulation, carpet pad, the bottom of wood paneling) is a likely place for it to start. Woodbridge's humid summers keep basements damp even in dry years.

Proper mold removal in Woodbridge, NJ, starts with the moisture: find and fix the source, then contain the area, remove what can't be cleaned, clean what can, and dry everything before walls are closed. See mold remediation and basement and attic mold.

Mold Inspection in Woodbridge Before You Buy Near a Flood Zone

If you're buying in Sewaren, Port Reading, Keasbey or near the Woodbridge River, ask the seller about past flooding and look at the flood map. A mold inspection is worth it when the basement smells musty, the paneling is new over old walls, or the house has a flood history. See mold inspection and testing.

04

Apartments, Towers and Mixed-Use Buildings

A lot of Woodbridge lives in apartments: towers near Woodbridge Center, garden-apartment complexes, and flats over storefronts on the main roads. In those buildings the water usually comes from above. A burst line, an overflowing tub or a sprinkler head in one unit can reach several below it.

Fires spread the same way. Early on Friday, April 17, 2026, fire broke through the roof of an apartment building off Plaza Drive near Woodbridge Center. ABC7 reported that everyone got out without injury, but the building's residents, about 50 people, were displaced. In units like the ones below a roof fire, the smoke and hose water are the damage. See fire damage restoration and water damage restoration.

Woodbridge and the Rest of Middlesex County

Woodbridge is where New Jersey's two busiest highways meet: the New Jersey Turnpike and the Garden State Parkway. U.S. Routes 1 and 9 and Routes 27, 35, 184 and 440 run through the township, and Woodbridge Center sits where Routes 1 and 9 meet. The township was also home to the world's first cloverleaf interchange, opened in 1929.

Most sections have their own ZIP code: Woodbridge 07095, Avenel 07001, Colonia 07067, Port Reading 07064, Sewaren 07077, Iselin 08830, Keasbey 08832 and Fords 08863. Neighbors include Edison, Carteret and Perth Amboy, Sayreville across the Raritan, and Clark, Linden and Rahway in Union County. Nearby town pages: Edison and New Brunswick. For the rest of the county, see the Middlesex County service area.

Woodbridge Pages That Name One Section

Most restoration pages written for Woodbridge are short, and some barely mention the place. One national franchise's Woodbridge page runs about 770 words and names just one of the township's ten sections. Nothing on it explains the difference between tidal flooding in Sewaren and a flashing brook in Colonia, which changes how a job is done.

The September 29, 2023 Storm in Woodbridge: A Basement Example

About this example. Undercroft Restoration connects callers with independent companies and doesn't publish their customers' jobs. This is an illustrative example, not a record of a real job, with no real address. It's set during a real event: the storm of September 29, 2023. The governor declared a state of emergency for all 21 counties from 3 p.m. that day because of heavy rain and flash flooding on top of rain earlier in the week, and News 12 New Jersey showed Parker Press Park in Woodbridge under water. No deaths were reported from the storm.

The house

Picture a 1950s cape in one of the brook valleys, with a partly finished basement: a carpeted family room on one side, the boiler and laundry on the other. It had stayed dry for years.

What happened

The rain had been coming on and off all week, so the ground was already full. By the afternoon of the 29th, water was seeping in at the floor joint along the back wall and standing an inch deep across the family room. The sump pit filled faster than the old pump could empty it.

What the owner did

Shut off power to the basement outlets at the panel from upstairs, moved boxes off the floor, photographed everything before touching it, and called.

What a proper job looks like

Extraction first. Groundwater that came in through the walls is cleaner than floodwater over the ground, but water that crossed the floor and soaked the carpet gets treated with care: the carpet and pad come out, the bottom of the drywall is cut away, and the wall cavities are dried. Dehumidifiers and air movers run with daily moisture readings until everything is back to normal. Then the owner asks about the real cause: the floor-joint seepage and an undersized pump.

The lesson

In Woodbridge, the same storm can mean tidal water on the Arthur Kill and a slow groundwater basement a few miles inland. Say what kind of water it is when you call.

Is my Woodbridge section in a flood zone?

About 19 percent of the township is in FEMA flood hazard areas, mostly along the Arthur Kill, the Raritan, the Woodbridge River and the brooks. Check your exact address on FEMA's Flood Map Service Center.

Has Woodbridge bought out flooded homes?

Yes. After Sandy, the township began buying and demolishing homes in flood hazard areas with state buyout money, starting with the area along the Woodbridge River. Ask the township about current programs.

Which ZIP codes do you cover in Woodbridge?

All of them, including 07095, 07001, 07067, 07064, 07077, 08830, 08832 and 08863. Calls from every section are connected with a company that serves the township.

Does homeowners insurance cover flood water?

Usually not. Water that comes in from outside, from a river, tide or overland flooding, normally needs a separate flood policy. A burst pipe inside is different. See insurance claims help.

Is it tidal flooding or groundwater, and does it matter?

It matters for cleanup. Tidal and river water is treated as contaminated, so more has to come out and everything gets disinfected. Groundwater seeping through a basement wall is usually cleaner. Tell the company which it is.

I rent in a tower or a garden apartment. Who handles the leak?

Tell management right away, in writing if you can, so they can stop the water. Photograph your unit and belongings. The building is usually the landlord's responsibility; your things are covered by renters insurance if you have it.

Does Woodbridge require a permit to replace water-damaged drywall?

In a one- or two-family home, replacing a small share of the wall area usually counts as ordinary repair under state construction rules. For bigger jobs, or in a multi-family building, ask the township's construction office.

Can I call during a nor'easter at night?

Yes. Calls are answered 24/7. In a big storm, many people call at once, so which companies are available can vary.

My basement floods every big storm. Is waterproofing worth it?

If the water comes through the walls or up at the floor joint, usually yes. If it's tidal water over the ground, waterproofing won't stop it. Call (201) 377-3819 to talk to a waterproofing company.

Is Staten Island covered?

Staten Island is across the Arthur Kill in New York, and this site's pages are about New Jersey. Calls from outside New Jersey can sometimes be connected too, depending on whether a company serves that area. See the FAQ page.
